From Free Orchards to Front Lawns

Hydroseeding in Cornelius usually goes onto ground with a farming past. Before there was a town, the area was called Free Orchards, after orchards on 107 acres. The railroad arrived in 1871, the town was incorporated in 1893, and Cornelius remains an agricultural town that is increasingly also a Portland suburb. Its population went from 12,694 in 2020 to an estimated 15,520 in 2025.

Building on farm soil

Former orchard and crop land often has good topsoil, but equipment compacts it during construction. Before seeding we loosen the surface, pull rocks and debris and fine grade. That prep is what separates a lawn that thrives from one that thins out by its second summer.

A soil series that shares the name

The Cornelius soil series, set up in Washington County in 1975, is a silt loam used for berries, orchards, small grain, hay and pasture. It forms on low hills and slopes and has a dense fragipan 30 to 40 inches down, with moderate over slow permeability. Where similar soil is on a lot, we plan grades for winter water that cannot soak in deeply.

Flat lots, slow drainage

Cornelius covers about 2.3 square miles along Tualatin Valley Highway between Forest Grove and Hillsboro. On flat lots the problem is water that will not leave, so we build in a slight slope that carries it off the yard to a swale or the street.

Builder and homeowner work

With new subdivisions going in, much of the work is silt fence and inlet protection during construction, then hydroseeding finished lots. Homeowners with older yards call for overseeding and lawn repair.

Cornelius Questions

Is former orchard ground hard to seed?

Not usually. It needs compaction loosened and old roots or debris removed, then a fine grade.

How do I keep my flat Cornelius lawn from puddling?

Build in a slight slope away from the house toward a swale or the street before seeding.

Do you install silt fence for new subdivisions?

Yes, along with inlet protection and hydroseeding when lots reach final grade.

Can you repair a thin older lawn?

Yes, with overseeding, aeration and topdressing where the soil is poor.
